What is Real-Estate Appraisal?  A real-estate appraisal is an unbiased estimate of property value, made by a person who has sufficient knowledge and experience to accurately estimate this value.
 
Why is an Appraisal Needed?
 
Lenders are required by laws and regulations to obtain an appraisal for most loans secured by real-estate; therefore, an appraisal is required for any original loan, home equity loan or for re-financing.  Other reasons for an appraisal are for insurance purposes, estate valuations, property tax assessments, for buyers, sellers and relocation companies.
 
Who Performs the Appraisal? 
Most states require that appraisers have a license.  In 1993 the FIRREA Act was enacted to ensure all appraisals made for mortgage loans from federally insures lenders and all other federally-related transactions be made by a state licensed or state certified appraiser.
 
What are appraiser designations? 
There are over 30 organizations that award designations to members after meeting certain requirements.  Kubiak Appraisal is a member of the National Association of Real-Estate Appraisers.

What is PMI?
  Private Mortgage Insurance (PMI)  is required on most  mortgage loan transactions where the loan-to-value ratio is 80 percent or greater.  This means that if you bought your house for $100,000 and had a down payment of less than $20,000, you have PMI.
 
PMI is of concern to the borrower because, unlike mortgage interest, it is not tax deductible. You pay it and you never see a dime of it again. This being the case, you will want to get rid of it as soon as possible. When is this possible? The lender cannot force you to keep the PMI once the LTV has gone below 75 percent. However, the burden of proof is on you. Your phone will not ring the moment you've paid the balance below the level requiring PMI. So what you want to do first is to take a look at your most recent mortgage statement and divide the remaining principal balance by the original purchase price of your home. If that number is below 75 percent, get on the phone with the lender and ask what their procedure is for removing PMI.

If you haven't been paying on the loan for very long, you still may qualify for having PMI removed by virtue of appreciation.  Again, you must call the lender and find out what their procedure is for removing the PMI - then contact us for an appraisal.

Sarah Kubiak 

Sarah Kubiak not only has many years of experience in the home-building and real-estate business, but also has experience in the banking and insurance industry's.
